Scott Gillan, a lifetime resident of Northern New York and retired Verizon employee of 33 years, has completed the required training and experience qualifications to become a New York State certified home inspector and has started his own business.
As a home inspector, Scott will provide home inspections to prospective homebuyers, home-sellers, homeowners, contractors, realtors, mortgage companies, and the general public. He can also provide consultation services regarding specific house problems such as leaky roofs or basements.
For an average home, a complete home inspection typically takes about 3 hours to complete and costs approximately $275.00, depending on the size, age, and location. The inspection procedure covers the house's lot and landscaping, roofing, foundation, framing, insulation, plumbing, electrical, heating/cooling, kitchen, bathrooms, and safety.
In the past, inspections were limited to readily accessible areas only. However, thanks to modern technology, that is no longer the case. With the use of state of the art equipment like a Flex Cam Infrared Fusion Camera, Scott is able to inspect for moisture and insulation values in otherwise unseen places. Although no tool is 100% effective, the addition of this technology helps Scott provide clients with "peace of mind."
Scott also provides testing for Radon, Water Testing and Septic Dye Testing.
Upon completion of an inspection, the customer will receive an immediate report from Scott, both verbally and in writing, explaining the good and bad points of the home. Shortly after the inspection, a written and photo follow-up will be sent to the customer. Scott's job will be to remain totally unbiased and provide information about the home, so that the customer can make an informed decision for his/herself.
Until the 1980's, home inspections were almost nonexistent. However, they are becoming one of the most rapidly expanding areas of the real estate industry. NYS just recently passed laws requiring home inspectors to certified. That means that no longer can someone hang a sign on their door calling himself or herself a "home inspector." Considering that a home is one of the largest investments that a consumer can make, that is quite comforting.
